[Brisbane] Part-Time Property Manager - Newstead Office with Flexible Hours

Cocco Property is searching for an experienced Property Manager with at least 1-2 years experience to run a small portfolio end to end and carry out general administrative office duties. Property Management duties include:

Role:

  • Drive to inspections & property sites - Must have a car (paid fuels for work)

  • Contacting prospective owners and securing new business 

  • Creating marketing material  

  • Listing and showing available rental properties 

  • Processing rental applications and communicating with prospective tenants and owners 

  • Drawing up lease documents and arranging new tenancies 

  • Responding to and arranging maintenance between tenants, owners and trades 

  • Reviewing rent arrears daily and carrying out standard rent arrears procedures 

  • Processing all invoices and invoicing tenancies as required 

  • Completing lease renewals  

  • Arranging and carrying out regular routine inspections 

  • Confirming and completing vacate inspections and finalising tenancies 

  • Arranging all compliances for properties such as Pool Compliance Certificates and Smoke Alarms 

  • Completing any RTA correspondence and arranging/attending QCAT as required 

  • Complete trust accounting and end of month processes 

  • Office Administration duties include 

  • Answering incoming calls and responding to general enquiries 

  • Cold calls 

  • Ad hoc job from Director for clerical paperwork - Emailing to clients and posting properties online

  • Ensuring the office is kept clean and presentable for staff and visitors  

  • Collecting and distributing mail 

  • Preparing sales contracts and assisting the sales team when required 

This role will be Monday 9am-5pm , Tuesday 9am - 2pm & Thursday 9am – 5pm with occasional Saturday inspections as required for rental properties.  Ideally looking for a Property Manager with experience using Property Tree and Inspect Real Estate who can work autonomously and take the initiative to make this role their own.


Skills & Experience:

  • 12 months experience in Property Management (minimum)

  • Have a car, allowance for fuel for inspection.

  • Current Certificate of Registration & QLD driver’s licence – for occasional travel

  • Impeccable customer service – verbal and written

  • Excellent organisational and time management skills

  • A pro-active approach to all tasks

  • Knowledge and understanding of relevant legislation.
